Elevator Maintenance Analysis
  • Review the existing maintenance contract for extent of coverage.
  • Advise as to any immediate repairs required.
  • Evaluate current condition of equipment, determine what can be retained in lieu of being modernized.
  • Audit the level of maintenance of machine room, hoistway and pit equipment.
  • Advise as to any code and maintenance deficiencies.
  • Audit the following functions:
    • car speed;
    • door open and close time;
    • door close pressure;
    • floor-to-floor run time;
    • full-cycle run time;
    • leveling in the up and down directions;
    • ride quality;
    • acceleration and deceleration; and
    • condition of signals
  • Analyze compliance with the Americans with Disabilities Act.
  • Examine elevator service calls information to ensure reliability issues are addressed.
  • Provide a report to building management recommending work to be completed prior to modernization to help ensure reliable elevator performance during the modernization.
  • Complete the state-required, semi-annual inspection.
