Elevator Modernization Management
  • Meet with bidders to tour elevator equipment and clarify specifications.
  • Respond to written questions and issue addenda as required.
  • Analyze bids.
  • Convene with the building management to discuss bid analysis.
  • Meet with bidders to clarify proposals, conduct scope reviews and negotiate contract award.
  • Conduct an orientation for new elevator maintenance company to ease vendor transition.
  • Coordinate, approve, attend tests and audit the modernization.
  • Meet with the contractor and all sub contractors to review work by trades other than the elevator contractor.
  • Meet with the contractor to review and comment on approval drawings and verify that all materials are received prior to job start.
  • Meet with the contractor on a weekly basis during modernization.
  • Conduct pretests of elevators and the fire alarm system two days prior to the state inspection and create a punchlist.
  • Create and ensure completion of project punch list.
