Elevator Modernization Management
- Meet with bidders to tour elevator equipment and clarify specifications.
- Respond to written questions and issue addenda as required.
- Analyze bids.
- Convene with the building management to discuss bid analysis.
- Meet with bidders to clarify proposals, conduct scope reviews and negotiate contract award.
- Conduct an orientation for new elevator maintenance company to ease vendor transition.
- Coordinate, approve, attend tests and audit the modernization.
- Meet with the contractor and all sub contractors to review work by trades other than the elevator contractor.
- Meet with the contractor to review and comment on approval drawings and verify that all materials are received prior to job start.
- Meet with the contractor on a weekly basis during modernization.
- Conduct pretests of elevators and the fire alarm system two days prior to the state inspection and create a punchlist.
- Create and ensure completion of project punch list.
